How do you know what to do in order to receive top dollar for your home? That is why we are here to help! If you have any questions, give us a call at (602)354-5404 we will be happy to answer them.

1. DE-CLUTTER

The Less Stuff, the Better! When a potential buyer is walking through your home it is so important for there to be zero distractions. The kitchen counters should be completely empty and the essential everyday items should be put away until needed.

2. PROFESSIONAL CLEANING
A professional cleaning can do wonders for your home. When someone else cleans your house they are able to notice items that you may skip over and never notice are dirty. Lets be honest, when was the last time you scrubbed your baseboards? Additionally, have your carpets professionally cleaned, the results will surprise you!

3. FRESH PAINT
There is nothing like walking into a home that has been freshly painted. The smell of a freshly painted home tricks the mind into believing it is brand new. I would recommend going with a light grey or neutral tone, this really brightens up the home.

4. LANDSCAPING
Your landscaping and curb appeal is the buyers first impression and first impressions are everything in real estate. I have heard of buyers not even wanting to go inside a home because the landscaping looked terrible. Don’t let that be your house!

5. DE-PERSONALIZE
Pack up the personal photos, the personal belongings and all the family antiques passed down generations. These are all items that buyers can’t seem to look past and we definitely don’t want them to be distracted when viewing your property!

6. PROFESSIONAL PHOTOS
In today’s market, the homes that don’t have professional photos either sit there or do not sell for top dollar. We have professional photos taken for all of our listings.

7. MINOR REPAIRS
Spend a weekend to repair small items like leaky faucets, loose door handles, patching small holes, replacing burned out light bulbs and many additional items. If you notice it, so will a buyer.

8. REMOVE ITEMS
When preparing to sell your home be sure to remove and/or replace items you would like to keep. If you have window coverings or an expensive chandelier that you would like to take with you, be sure to take them down or replace them so the new buyer doesn’t fall in love with them and request them to stay with the home.
