1. Research The Area
Take the time to research the area that you are interested in. Is the area close to shopping, restaurants and other useful amenities? Think about the negatives as well; will you be by an airport, train tracks or a hospital with loud sirens? You will be thankful that you did your research before hand.

 
2. Be Up Front About Pets
It is always a good idea to be up front about your pets with the landlord or property manager. The property that you are interested in may not even allow pets or there may be a pet deposit/pet rent that needs to be charged. The landlord and property manager will appreciate the up front honesty.

 
3. Conduct A Thorough Walk Through
When conducting your initial walk through make sure that you notate and take pictures of all defects with the property. Once your initial walk through is completed be sure you give a copy of your findings to the property manager/landlord. This will be helpful at the end of the lease so you don’t get charged for items that you did not damage.

 
4. How Much Money Up Front
The initial cost to rent a home is not cheap! Make sure you are aware of all the fees and charges that you will need upon occupancy. In Arizona, the maximum Security Deposit is one and a half month’s rent. Do not allow your future landlord charge more for the Security Deposit.

 
5. What Is The Maintenance Policy
Be sure to find out what items you will be responsible for and which items will be the landlord responsibility. What is the protocol for submitting a maintenance request and what is the timeframe for work to be completed?
