At Capstone Realty Professionals, we take pride in protecting our clients’ investments with proactive communication, strong systems, and a property management team that goes above and beyond. Recently, we had a real-life scenario that perfectly showcased the value of landlord liability insurance, renter documentation, and most importantly—having the right property manager on your team.
In a recent live video, Ed Drummond, co-founder of Capstone, sat down with our incredible property manager, Stephanie, to talk through a water damage situation at one of our managed properties.
Here’s the quick story:
A tenant failed to report an issue that led to water damage
Stephanie activated our $100,000 landlord liability policy
Through photo evidence, written statements, and proper documentation, she proved tenant neglect
The insurance company approved the claim—with no deductible for the owner or tenant

At Capstone, we require all tenants to carry renters insurance with at least $100,000 in liability coverage. If they don’t provide proof, they’re automatically enrolled in a landlord liability insurance policy that protects the property owner in cases of tenant negligence.
✅ Protects property owners from costly damage
✅ Encourages tenant responsibility
✅ Minimizes out-of-pocket expenses during claims
“We give tenants the answers to the test on the front end—report issues, take photos, document everything,” Ed shared in the video. “That way, we’re all covered if something goes wrong.”
If you’re a rental property owner in Phoenix or the surrounding areas, working with a management company that’s prepared and proactive is key. In this case, the damage could have cost thousands—without coverage and documentation, the burden would have fallen on the owner.
Thanks to Stephanie’s attention to detail and commitment to doing things right, we turned a stressful situation into a total win.
